From the estimated sales price, subtract:·

  • Estate Agent's commission;

  • Any mortgage prepayment penalty;

  • Solicitor's fees, if any; and

  • Unpaid tax;

  • Survey fees;

  • Title insurance premium;

  • Inspections and repairs
